If you own a commercial building with a flat roof, you know how important it is to perform inspections and maintenance to keep the roofing system intact and in excellent condition. In this post, premier metal roofing contractor Quality One Roofing Inc. has put together a list of common problems that occur in flat roofs and how to deal with them.
1. Alligatoring — A phenomenon called alligatoring refers to the pattern of cracking of paint on a surface that looks similar to an alligator’s hide. What happens is the asphalt used to build the flat roof has lost its elasticity due to old age, causing it to develop cracks and bubbles. Unfortunately, there is no way to circumvent this issue but to call for a professional roof replacement.
2. Leaks — Leaks and excessive moisture are the most common problems with all types of roofs. Like other traditional roofing structures, a flat roof can develop leaks, but since the surface is flat, the water will not be directed anywhere, forcing the moisture to trickle into the roof itself. Once this happens, mold and mildew may start to grow and spread throughout the interior space. Let a roofing and siding contractor regularly inspect and maintain your flat roof, especially after storm events, to prevent dealing with bigger, costly water-related damage down the line.
3. Standing Water — Your flat roof may shift slightly as the building settles over time. This may cause rainwater or melting snow to pool in dips and divots on the roof’s surface. If pooling water is left untreated, it will deteriorate the exterior of your flat roof, comprising its structural integrity and shortening its service life. By then, roof replacement will be your best option.
4. Buckling — Excessive movement can cause the asphalt membrane of your flat roof to buckle. A roof that is buckling is not sturdy and safe to occupy under, so it is best to have it replaced as soon as possible.
